Whether you want us to simply find you a quality tenant or you wish us fully manage your property Harry Charles will help you every step of the way.

With service packages designed to meet the needs of all landlords, and the experience gained from managing our current portfolio of over 400 managed properties we can assist in all aspects of renting your property.

Harry Charles Ltd offices are members of ARLA (Association of Residential Letting Agents) and as such are bound by their Code of Practice and rules on Client Money Protection which means you are safeguarded.

As ARLA members, our branch needs to have staff qualified to ARLA's standards and this expert knowledge means you can be sure that we know how to handle the many situations that can occur and to do so within the laws of the land.

We offer 3 different levels of service to our landlords depending on your individual requirements.

Option 1. Full Management

Free Valuation / Consultation
An experienced Senior Lettings Negotiator will provide you with an accurate market appraisal and talk about the different aspects of letting your property including the implications for landlords planning to live outside of the UK. This is normally the first step in letting your property out and is carried with no obligation or cost to yourselves.

Property Advertising
Once instructed we will use a combination of Internal and external photographs to advertise on all major Portals including Rightmove, Need a Property, Zoopla, Prime Location as well as our own site (number 1 for estate agent searches in Watford and Hemel on Google) to ensure we get maximum market exposure. The property will also be matched to our extensive database of applicants.

Fully Accompanied Viewings
We will always, book viewings with tenants, confirm they are at a convenient time with either yourselves or existing tenants in the property,  and then a member of the Harry Charles Team will show the prospective tenants round the property.

Tenant Referencing
Ensuring that we get the highest quality tenant possible we will run a combination of different references to make sure that they will look after the property and pay the rent on time. These references include an online credit check, previous Landlord check (where applicable) and an employment / accountant check.

  • AST’s / Tenancy Contracts

Standard 12 Month Assured Shorthold Tenancy agreements (unless stated otherwise for Company lets and shorter timescales). Standard clauses such as no smoking, pets or decorating are standard in all our contracts.

  • Utility Letters

We will inform Local Authorities, Gas, Electric and Water companies of the new tenancy and provide meter readings where necessary.

  • Deposit Registration and Deposit Disputes

Harry Charles are members of the TDS (Tenancy Deposit Scheme) and the deposit will be registered under the Terms and Conditions of this scheme. At the end of the tenancy we will discuss the possible deposit deductions and process all paperwork in relation to making a claim against the deposit.

  • Property Visits

Visits are carried out to ensure that your property is being looked after by the tenants and to give you feedback about the property. You will receive a Property Visit Report after each visit. They act as an important touch base with the tenants where we can also get to say hello and have a quick chat with them giving the management style a much more personal touch. These are carried out every 4 months during the first year of each new tenancy.

  • 12 Months Free Rent Guarantee

This is provided free of charge with each new tenancy and is our commitment that we have found an acceptable who has passed referencing.* (Terms and Conditions Apply).

  • Rent Collection

We will endeavor to collect all payments on the specified date. A rent statement will be sent each month to the landlord when the rent has been received / paid. In addition to this Harry Charles are able to where there is a problem with any payments we will contact the tenant with a combination of phone calls, letters, emails and property visits.

  • Maintenance

Harry Charles is the first port of call for maintenance problems, we will contact the landlord to explain the problem and act upon your instruction. We have a list of approved contractors who are able to fulfill the majority of maintenance problems. We are also happy to liaise with your preferred contractor to arrange access and fix the problem!

Option 2. Tenant Find

As above this will include, Valuation / Consultation, Property Advertising, Accompanied Viewings, AST’s / Tenancy Contracts, Tenant Referencing, release of keys on day off move in. There are no year on year fees with this service.

Option 3. Unmanaged with Rent Collection

This includes all services in the tenant find option and we also collect the rent on a monthly basis and carry out deposit registration.
