Harry Charles Estate Agents are one of Watford’s leading independent agents. Having been in the market for over 20 years. We manage over 350 rental properties and are developing a thriving sales business. Based on the St Albans Road, the team comprises of 11 people.

FULL TIME SENIOR PROPERTY MANAGER FOR ESTATE AGENCY IN WATFORD
A property management role perfectly suited for a highly organised enthusiastic person with good experience in residential property management in the Estate Agency industry.

The candidate needs to be a team player with a flexible can-do attitude who is able to communicate effectively with both clients and colleagues, both verbally and in written form.

Job Type: Five days a week, working 9-5.30pm

Role Overview
Our team strive to provide exceptional customer service for our landlords, tenants, and contractors. Whilst no two days are ever the same; what remains consistent is always the need for thorough and proactive communication.
The senior property manager will lead the property management team to provide a smooth journey for our landlords and tenants. They will manage their own property portfolio and handle property management queries throughout the duration of a tenancy in an efficient and timely manner, keeping all parties always fully informed.
They will skilfully handle the process of terminating property tenancies, ensuring adherence to legal requirements. They will keep up to speed to the changing residential legal landscape.
They will serve notices to tenants when necessary, following legal procedures and maintain communication. In addition they will conduct periodic inspections and maintain a highly organised back-office administration, adhering to established procedures to ensure efficiency and accuracy whilst challenging the status quo to grow the department.
The candidate must possess IT skills and grammar, as well as be proficient in all Microsoft programs.

Team Overview
Situated on the St Albans Road in Watford, the candidate will join our friendly supportive team of 10 staff consisting of property managers and negotiators.

Key Responsibilities
In this role, you will be responsible for the team of property managers, provide direct management of an assigned property portfolio and assist the Office Manager with the overall effectiveness of the Property Management team. You will need to keep up-to-date and follow the ever-changing legislation and processes.
In addition to the above you will be required to carry out the following:

  • Leadership experience of a small team
  • Proactive communication with both the landlord and tenant and compiling relevant reports
  • Manage notices and the legal side associated
  • Oversee the check out process
  • Be responsible for your own portfolio of properties
  • Managing and responding to the landlord and tenant queries and issues
  • Obtaining competitive quotations and instructing contractors
  • Organising inventory, check-in and check-out appointments and distributing reports
  • Keeping property records up to date
  • Invoice processing in a timely manner
  • Setting up and closing utilities
  • Organise timely safety checks and any required remedial works to completion
  • Distribution of safety records to all relevant parties
  • End of tenancy report evaluation, damage proposals to the landlord and management of the deposit distribution
  • Booking and monitoring works
  • Training the property management team with the office manager
Skills, Knowledge & Experience
You will have at 3-5 years experience in property management
  • Confident and positive outlook with a questioning mind
  • Ability to remain calm and professional when dealing with challenging situations
  • Capacity to multi-task and work well under pressure both individually and as part of the wider team
  • Willingness to recognise a mistake and learn how to turn it around for the next time
  • Ability to build relationships and recognise when to consult others, quickly establishing trust and credibility
  • Accurate IT skills
  • Excellent customer service, prioritisation, and organisation skills
  • Confidence to deal with a diverse range of tenants and landlords both verbally as well as in writing
  • Enthusiasm and a keenness to learn
  • Legal aptitude
  • Preferably ARLA qualified
